FSBO (For Sale By Owner) Myths

There are many myths that have been circulated by the status-quo real estate community regarding consumers who wish to sell "by owner". Actually, FSBO, or FIZBO are acronyms coined by real estate agents when referring to home sellers who have chosen not to use their services. Did you know two ways that real estate agents prospect for new business? Expired lisistings from other agents and, you, the private home seller.

Here are a few myths, or stigmas, if you will, that potential for-sale-by-owners should be aware of as some buyers may be reluctant to approach you.

If you're selling "by owner' the stigma is ..........

  1. YOU'RE DOWNRIGHT CHEAP. You must be selling FSBO because you can't afford a good agent and you don't want to spend the money. We prefer to think of you as thrifty.
  2. You're NOT VERY SMART. Smart people use a real estate agent and think they're smart by paying them thousands of dollars to do what they could do for themselves, right? We appauld your foresight and good sense for selling by owner and saving thousands of dollars in needless commissions.
  3. You must be HIDING SOMETHING. You must be afraid that an agent would find property defects in your home that no one is sure to spot if you sell FSBO. Get real, the home owner is always responsible for full disclosure, no matter if they use an agent or sell privately.
  4. You may be DIFFICULT TO WORK WITH. Maybe the reason you're selling by owner is because you are set in your ways, or maybe you don't like real estate agents. Actually, we think just the opposite is true. When you sell by owner you are able to greet buyers at your door and are the best source for information on your property. Most private sellers bend over backwards to give buyers all the information they need.
  5. You DON'T HAVE A CLUE WHAT YOU ARE DOING. Well, this one may have a little bit of validity. You know what they say...if it walks like a duck and quacks like a duck, it must be a duck. Sellers who use cheap products and ineffective marketing strategies can give buyers the wrong impression.
